Mortgage Loan Borrower's Application Checklist
To properly complete your application, please bring the following to your appointment, as they apply to your loan application.
Verification of Income:
- Most recent pay stubs, covering the last 30-day period.
- Most recent two (2) years' W-2s.
- Most recent three (3) years' Federal Income Tax Returns with all schedules and W-2s, if you have income other than wages.
- Name and address of employer(s) for the last two (2) years.
- Proof of Social Security, Pension, or Disability Benefits.
- Copy of your award letter
- Evidence of current monthly benefits, e.g., year-end statement, bank statements
- Proof of Child Support and/or Alimony being received
- Copy of Support Agreement
- Proof of receipt of support for the most recent 12-month period
- Proof that the income will be ongoing for at least three (3) more years
- Self-Employed Borrowers
- Most recent three (3) years' Federal Income Tax Returns with all schedules and W-2s
- Most recent three (3) years' Federal Corporate Tax Returns with all schedules and K-1s in the Corporation and a copy of the Articles of Incorporation
- Most recent three (3) years' Federal Partnership Income Tax Returns with all schedules and a copy of the Partnership Agreement
- Year-to-date Profit and Loss Statement
Verification of Assets:
- Most recent three (3) months' statements for all checking, savings, annuities, 401k, and mutual funds accounts
- Copies of Savings Bonds
- Signed Gift Affidavit or Letter, if part of the down payment is from gift funds
Liability Information:
- Most recent statement/coupon book for all debts, e.g. mortgage, car, credit cards, and installment loans
- Information on any other monthly obligations you may have to pay (excluding basic living expenses such as utilities and food)
- Name and address of your landlord, if you are currently renting your place of residence
- If you have co-signed for someone or have obtained a loan for someone, proof that the other person is making the payments and the account is paid on time
Purchase Transactions
- Sales Agreement, which is dated and signed by all parties and includes all addendums
- Copy of Seller's Deed
Refinance or Debt Consolidation Transaction
- For all accounts being paid off, the most recent statement/coupon book showing the balance, monthly payment, and how to reach the creditor for the payoff amount
- Copy of your Deed
- Copy of Homeowner's Insurance Policy
- Copy of the most recent Real Estate Tax Statement
Construction Loans:
- Contractor disbursement (payout) schedule
- Construction contract with costs, plans, and specifications
- Complete estimates (self-contractors)
